What is an Energy Performance Certificate?

An Energy Performance Certificate is a report on the energy efficiency rating of you home. The report contains graphs, as shown in the sample below, which give a current and potential energy rating.

EPC

The efficiency rating is determined by criteria which the home inspector is trained to analyse. Some of the things they look at are listed here:

  • The approximate year of construction
  • Size of property
  • Construction materials
  • Glazing materials
  • Heating system - Boiler, thermostats, controls etc
  • Loft insulation

As well as the energy efficiency graphs the report also makes suggestions for how to improve the properties energy performance, which will lead to reduced carbon emissions, lower energy bills and make the house more attractive to prospective buyers or tenants.

Energy Performance Certificates (EPCs) are included in all our HIP packs. If you are renting a property you don't need a full HIP but you are required to provide an EPC to prospective tenants. If you are a home owner concerned with the efficiency of your property then an EPC will give you a professional assessment with suggestions of how to make your property more energy efficient.

What will it cost?

Our Energy Performance Certificate's cost a flat rate of £50 + VAT for any property up to 4 bedrooms.

For properties over 4 bedrooms price's will be given on application.
How long will it take?
One of our surveyors will visit your property by pre arranged appointment usually within 3 working days of instruction. The surveyor will usually be at the property for no longer than an hour. The EPC is usually emailed to the client on the same day as the inspection.

A set of information which will include:
The terms of sale | Evidence of title | Standard searches (including local authority enquiries and water and drainage search) | Energy Performance Certificate (EPC) | If appropriate it will also include leasehold information including a copy of the lease.

Surveys

Home Condition Surveys (HCS) -The Home Condition Survey (HCS) is a survey and report designed specifically for the home buyer rather than for inclusion in a Home Information Pack.
Home Condition Reports (HCR) -A Home Information Pack does not legally need to include a HCR but it is an important addition which can give substantial benefits for both seller and buyer.
