Freehold HIP is £219 + VAT up to 4 bedrooms.
Leasehold HIP is £239 + VAT up to 4 bedrooms.

£50 + VAT up to 4 bedrooms.
PLAN DESIGN
£50 to cover initial costs.
SAP RATINGS
For a one off dwelling £120 + VAT.
For multiple dwellings £90 + VAT per unit.

Sap Ratings

We offer a plan design service tailored to meet your need. By splitting the operation into sections it enables you to control your expenditure.

The service may be split into several parts to enable you to obtain the level of detail you need. A suggested format is , Feasibility, Planning Drawings and Working Plans

1. Feasibility.plan

A meeting is arranged to discuss your requirements, agree fees and prepare preliminary plans. These plans may be used to obtain budget builders costs. There is a nominal fee of £50 to cover costs at this stage. This cost will be deducted from the overall charges should the complete design service be taken up.

2. Planning Drawings

Once preliminary plans are to your approval the detail is suitably enhanced ready for application to the Local Authority for town and country planning if required.

3. Working Plans

Once planning approval is received the drawings are enhanced further with construction detail ready for submission to the local authroity for consideration under building regulations.  These working drawings will have sufficient detail to ensure that the builder can meet good working and quality standards.

All plans are drawn up using computer aided design software.


 

 
 

Home Information Packs (HIP)

A set of information which will include:
The terms of sale | Evidence of title | Standard searches (including local authority enquiries and water and drainage search) | Energy Performance Certificate (EPC) | If appropriate it will also include leasehold information including a copy of the lease.

Home Condition Surveys (HCS) -The Home Condition Survey (HCS) is a survey and report designed specifically for the home buyer rather than for inclusion in a Home Information Pack.
Home Condition Reports (HCR) -A Home Information Pack does not legally need to include a HCR but it is an important addition which can give substantial benefits for both seller and buyer.
