SAP ratings for New Dwellings at Design Stage

Apex Home and Energy Surveyors provide a specialist service to assist architects, developers and self-builders to achieve compliance with Part L of the Building Regulations. SAP LOGO

Our service is totally independent with no hidden costs. We use Elmhurst software - the most widely adopted SAP system by Building Control throughout the UK (a benefit to you when submitting information seeking compliance).

Once we have received your drawings and specification (including heating & hot water specifications) we will;

  • Take full quantities from plans, calculate u-values and evaluate the heating system.
  • Process this information to produce SAP and DER/TER Carbon Index ratings, Target and Elemental u-value calculations.
  • Offer professional advice and guidance in altering the specification to gain compliance.

We accept PDFs & CAD files (CAD files are preferred - dxf files are ideal).

What will it cost? 

For a one off dwelling the price will be £120 + VAT. For multiple dwellings the price will be £90 + VAT per unit.

Energy Performance Certificates (EPC's)

Once your project is built Building Control will want to see the EPC before it can be signed off.

If you require an EPC

We will take your as-built specification changes and add them to the data we already have to produce the EPC for submission to Building Control.

Our New-Build EPCs cost just £40 +VAT (where we have provided the SAP Rating prior).

If you require an EPC or PEA but already have a SAP rating

We are able to offer EPCs & PEAs for New-Build dwellings without having produced the original SAP Rating - contact us with details of your requirements.

 

 

 

 
 

Home Information Packs (HIP)

A set of information which will include:
The terms of sale | Evidence of title | Standard searches (including local authority enquiries and water and drainage search) | Energy Performance Certificate (EPC) | If appropriate it will also include leasehold information including a copy of the lease.

Home Condition Reports (HCR) -A Home Information Pack does not legally need to include a HCR but it is an important addition which can give substantial benefits for both seller and buyer.
